Single disclosed sale price offers scant evidence of Goshen market direction this month

GOSHEN -- Hampshire County land records show 11 property transfers in Goshen between June 19 and July 18, but only one of them included a disclosed sale price in the recorded deed.

MARKET OVERVIEW The Hampshire County Registry of Deeds recorded 11 property transfers involving Goshen addresses during the period. Of those, only one -- the July 9 sale of 16 Washington Road South -- included a disclosed consideration amount: $420,868. Because just one of the 11 transfers reported a price, that figure represents the low end, the high end and the median for the period by default, not a range or midpoint calculated across multiple sales. The other 10 transactions, which included municipal acquisitions, family and trust transfers, and bank-related transfers, did not list a sale price in the deed data. With pricing disclosed for only one of 11 recordings, the data does not support a conclusion about whether the period was active or quiet relative to prior months.

TOP SALES The lone transaction with a disclosed price was 16 Washington Road South, which recorded July 9 for $420,868. Alisa Wagman, also listed as Alisa M. Wagman, sold the property to Greenfield Cooperative Bank. Bedroom, bathroom and square-footage figures were not available in the deed record.

No other transfer in the dataset included a sale price, so a ranked list of top sales by price cannot be produced from this data. Other transactions recorded during the period included the July 9 sale of 250 South Chesterfield Road, sold by Florence Bank to Alison H. Bowen, and the June 24 sale of 1 Main Street, sold by Florence Bank to Melanie K. Dana and Marya D. Zilberberg. Neither deed disclosed a price.

NEIGHBORHOOD BREAKDOWN The South Washington Road area accounted for three of the 11 transfers recorded July 9: 0 South Washington Road and 16 South Washington Road, both sold by members of the Wagman family to the town of Goshen, and the separately recorded sale of 16 Washington Road South to Greenfield Cooperative Bank. The similarity between "16 South Washington Road" and "16 Washington Road South" in the registry data is worth noting, though the deeds list different sellers and buyers and the data does not confirm whether they refer to the same parcel. Four of the 11 transactions -- 0 South Washington Road, 16 South Washington Road, 0 Adams Road and 35 Pine Road -- named the town of Goshen as buyer; none disclosed a price. The remaining transfers were spread across Shaw Road, Overlook Road, Aberdeen Road, South Chesterfield Road and Main Street, with no further street-level clustering.

MARKET NOTES Three of the 11 transfers named a bank as buyer or seller: Greenfield Cooperative Bank acquired 16 Washington Road South, and Florence Bank sold both 250 South Chesterfield Road and 1 Main Street. One transfer, at 12 Overlook Road, moved the property from an individual owner to a trust held by two people sharing his surname, consistent with a within-family trust transfer. A separate transfer, recorded without a street address, moved a Goshen property among people sharing the surname LeBeau. Square-footage and property-type data were not available in the deed records, so no price-per-square-foot or property-type comparisons can be made this period. Two of the 11 entries in the registry data -- at 78 Shaw Road and 96 Aberdeen Road -- list a document type (an alternative sewage disposal system notice and a certificate of compliance, respectively) rather than a buyer's name.
